Afton Village is a 258-home Houston neighborhood in the Spring Branch area of northwest Houston. Located five minutes from The Galleria area and about ten minutes from both Downtown and The Energy Corridor, its close-in location and proximity to Houston’s popular Memorial Park make it a popular residential destination. The heavily-wooded neighborhood was developed in the late 1950s and continues to be one of the most desirable and best-kept secrets in the city. The Afton Village Homeowners Association protects the harmony, integrity and value of the neighborhood through the Association’s Deed Restrictions.

Dear Neighbors,
Your newly elected HOA Board has been hard at work in the past month.
The Board retained a law firm to research the history of the Afton Village Deed Restrictions since the original filing in 1952 and 1955, as well as the updated requirements of the Texas legislature for HOAs. The firm will determine the requirements for any future amendment of the deed restrictions.
In the process we recovered the full documentation of the amendment votes cast in February 1996. These votes resulted in passing amendments to the original deed restrictions and bylaws and established the Afton Village Home Owners Association that we operate under today.
This documentation is posted below under Deed Restrictions and Bylaws www.AftonVillageHouston.org for ease of review by residents and future homeowners.
A Revised Fee Schedule was approved by the Board. (Does not require a homeowner vote)
- Resale transfer fee: $600
- New construction review/inspections: $2,000
- A new fee for exterior remodel review/inspections requiring a building permit, has been put on hold pending review.
These fees will assist us in meeting budget requirements, and fund special projects, including the proposed restoration of the Afton Village sign on Antoine as requested by residents in our last meeting.
We would like to remind homeowners of our deed restrictions on yard signage. Here is the excerpt from our AV Deed Restrictions on approved signage:
No signs identifying or advertising a business, product or service are allowed. Additionally, no sign of any kind shall be displayed to public view on any lot except:
(i) one sign, of not more than six square feet, advertising the property for sale or rent,
(ii) temporary political signs, of not more than six square feet each, during the ninety-day period prior to an election or ten days thereafter
(iii) one sign, of not more than one square foot, giving public notice of a security or alarm system
(iv) School spirit signs are permitted, and family celebration signs are allowed on a temporary basis.

2026 AVHOA Meeting Dates:
It’s time for the annual Afton Village HOA Neighborhood Garage Sale on Saturday April 25 2026 from 8 am – 1 pm. This is a terrific time to "Spring Clean". Clean out your closets, kitchen cabinets, garage and maybe even your attic! Don't forget to mark your items with their prices. Garage Sales signs to spread the word will be placed out prior to the sale. Please be a safe garage sale host, have a buddy with you, keep your cash safe and out of sight.
Come join the neighborhood at the Afton Village Swim Club for bites, swimming, and games, bring the family. Date for 2026 is an April date that is TBD.
We'll celebrate the 250th Birthday of our country on Saturday, July 4th, with a festive parade starting at the corner of Afton and Shavelson at 10 AM. Please dress up and celebrate Independence day with us on a walk through the neighborhood.
This year’s Neighborhood Night Out is Tuesday October 6, 2026 from 5 to 7 pm. at the Afton Village Swim Club. Refreshments will be served and our wonderful Police and Fire Departments will be invited to come by to meet and greet. This is a great opportunity to get to know your neighbors and learn what’s going on in the neighborhood.
Calling all little ghouls and goblins! On Friday, October 31st, we'll be gathering at the corner of Afton and Shavelson at 5 PM. Please dress up and celebrate Halloween with us on a fun walk through the neighborhood!
Afton Village is a beautiful neighborhood and holiday lights really add to our sparkle! Get your lighting displays up early and so everyone can enjoy the glow. Our Holiday Lights Contest Committee will judge the lights by Monday, December 15th and will award a Grand Prize and three of the prizes. Winning homeowners will have a festive yard sign displayed through New Year's Day.
Please turn in the ballots received physically or via email to your block representative listed on this website or someone on the tallying committee by the Jan HOA meeting, or you can bring it to the meeting. Responsibilities for each position are in the bylaws attached on this site. Nominations committee will be determined and posted here by the October HOA meeting.
We very strongly encourage current and prospective homeowners, as well as their agents, architects, and contractors to read the deed restrictions, amendments, and interpretations carefully and completely. We draw special attention to the following section:
The owner shall submit two sets of building plans, specifications, site plans or plats, as appropriate (the “Plans”), to the Committee for (i) the subdivision of any lot, (ii) any planned demolition, remodel, renovation, reconstruction, replacement or other change of an existing structure, building, dwelling, garage, porte- cochere, carport, driveway, sidewalk, wall or fence, or (iii) any planned construction of a new structure, building, dwelling, garage, porte-cochere, carport, driveway, sidewalk, wall or fence. No Plans shall be filed and no such work shall be commenced prior to the approval by the Committee. Any modification or change to the approved set of Plans must be approved by the Committee. City of Houston Permitting Center: Plans and permit are required to be on-site for the inspection. If corrections are required, call 832-394-8840 for a reinspection. *Effective immediately, a legal form survey must be provided to the inspector on the first scheduled structural inspection. This new requirement applies to all new construction and additions (those that extend the existing footprint). The new requirement includes all slab on grade, and pier and beam foundations.
If you are inquiring about submitting plans as required by the Deed Restrictions for remodeling or new construction, you will receive a reply that will include instructions for drop-off of two hard copies of the plans as required for architectural review and approval.

Please leave at least three feet between the bins to allow the trucks to function correctly and do not place your bins under low-hanging tree branches. CARS PARKED ON THE STREET MAY PREVENT THE TRASH AND RECYCLING TRUCKS FROM MAKING THEIR COLLECTIONS.
The City’s Heavy Trash Collection has been overhauled. In alternating months, residents may dispose of their Tree Waste, and Junk Waste at their curbside. This new method of collecting your large waste comes with the benefits of diverting materials that can be recycled from landfills, saving landfill space and your valuable tax dollars. The Tree/Junk Waste schedule changes each month from Tree Waste to Junk. Tree Waste months are January, March, May, July, September, and November. Junk Waste months are February, April, June, August, October and December. “Tree Waste” is defined as “clean” wood waste such as tree limbs, branches, and stumps (lumber, furniture, and treated wood will NOT be accepted).
“Junk Waste” is defined as items such as furniture, appliances, and other bulky material. Junk Waste may not be placed for collection during a Tree Waste Month.
A maximum of four cubic yards of building material (not including brick, plaster or concrete) generated by the resident in connection with the maintenance of the resident’s property will be collected by Tree Waste/Junk Waste. Please Note: Tree Waste is accepted during Junk Waste Months. However, to ensure that your Tree Waste is recycled, you may hold your tree waste materials until the next Tree Waste designated month or bring it to a Neighborhood Depository.

Afton Village Swim Club is a family-oriented swim and social club. AVSC offers a junior olympic size pool, baby pool, swim team, playground, monthly member cookouts, pavilion rentals for pool parties, BBQ grills, family events, concessions and lots of shade.
